Residential Construction Superintendent *Austin Tiny Homes* * Greater Austin Metro * Full-Time, W-2Salary: * *$65,000–$95,000*, depending on experience * Eligible for project performance bonuses * Business mileage reimbursedJob Overview Austin Tiny Homes is a custom design-build ADU builder serving the Greater Austin Metro. We specialize in site-built, traditional residential construction, including Studio, 1-bedroom and 2+ bedroom accessory dwelling units with full kitchens, full bathrooms, and complete residential systems. We are hiring a *Residential Construction Superintendent* to lead field execution across approximately *5–8 active ADU projects at a time*. This is a hands-on field leadership role focused on keeping residential construction projects moving from site work through final completion. You will coordinate subcontractors, manage schedules, prepare jobsites for inspections, schedule inspections, monitor quality, solve field problems, and ensure each project is ready for the next phase of construction. This is not a commercial construction superintendent role and is not primarily office-based. The ideal candidate comes from custom residential construction, homebuilding, infill development, additions, or similar ground-up residential work. Approximately *80% of the role is spent in the field* across active jobsites throughout the Austin area. What You’ll Be Responsible For * Manage field execution across approximately 5–8 active residential ADU projects simultaneously. * Coordinate subcontractors and vendors throughout all phases of construction. * Maintain and actively manage project schedules so trades are properly sequenced and jobs do not stall. * Ensure jobsites are ready before the next subcontractor arrives. * Review residential construction plans, details, scopes, and specifications. * Conduct regular jobsite visits to verify progress, workmanship, cleanliness, and readiness for upcoming work. * Identify quality issues early and require corrective work before they affect downstream trades. * Coordinate required municipal inspections and make sure projects are inspection-ready. * Track inspection results, corrections, and reinspection requirements. * Identify schedule risks early and develop recovery plans when projects fall behind. * Coordinate field material needs and verify materials are available when needed. * Communicate clearly with subcontractors, vendors, homeowners, project support staff, and ownership. * Identify field-related cost risks and avoid preventable rework, duplicate mobilizations, waste, and delays. * Manage punch lists and drive projects through final inspections and completion. * Document jobsite progress with photos, notes, and digital project updates. * Escalate major issues with a clear understanding of the problem and a recommended solution. Typical Construction Scope Our projects are traditional site-built residential construction and may include: * Site preparation * Slab-on-grade concrete foundations * Wood framing * Roofing * Windows and doors * Exterior siding and weatherproofing * Plumbing * Electrical * HVAC * Insulation * Drywall * Cabinetry * Countertops * Flooring * Tile * Interior trim and finishes * Utility connections * Final inspections and punch-list completion Projects are generally built to applicable jurisdictional requirements and *2024 IRC standards where applicable*. What This Role Is Not This position is *not* primarily responsible for: * Architectural design * Permitting administration * Sales * Contract negotiation * Major company purchasing * Legal matters * Company-wide financial management You will work closely with ownership, project support, design, and permitting resources, but your primary responsibility is *field construction execution*. Required Experience * 5+ years of residential construction experience. * 3+ years in a Residential Superintendent, Construction Superintendent, Residential Project Manager, or comparable field leadership role. * Ground-up residential construction experience. * Experience coordinating and managing subcontractors. * Experience managing multiple active residential projects or jobsites simultaneously. * Strong understanding of residential construction sequencing. * Ability to read and interpret residential construction plans. * Experience coordinating inspections and resolving inspection corrections. * Experience identifying workmanship and quality-control issues. * Strong organizational and follow-through skills. * Comfortable communicating directly with subcontractors, homeowners, vendors, and management. * Comfortable using smartphones, digital plans, PDFs, email, photos, and cloud-based project tools. * Valid driver’s license. * Reliable transportation. Preferred Experience Experience in one or more of the following is especially relevant: * Custom homebuilding * Accessory Dwelling Units * Infill residential construction * Residential additions * Small-footprint residential construction * Projects in the $150,000–$500,000 range * City of Austin construction and inspections * Travis County and surrounding jurisdictions * Managing 5+ projects simultaneously * Residential scheduling and project management software * Punch-list and project closeout management * OSHA 10 or OSHA 30 What We’re Looking For The strongest candidate will be someone who: * Takes ownership of field outcomes. * Keeps projects moving without constant supervision. * Holds subcontractors accountable. * Identifies problems before they become expensive. * Understands construction sequencing. * Communicates clearly and professionally. * Is comfortable making routine field decisions. * Knows when an issue needs to be escalated. * Protects both schedule and project profitability. * Pays attention to details that affect quality. * Can manage multiple jobsites without losing track of commitments. * Follows through until issues are completely resolved. * Uses technology consistently to document and communicate project status. Schedule & Work Environment Typical schedule: *Monday–Friday, approximately 9:00 AM–5:00 PM* Residential construction occasionally requires flexibility for: * Inspections * Concrete pours * Deliveries * Trade scheduling * Weather * Critical project milestones * Unexpected field conditions The position is approximately: *80% field / 20% remote administrative work* Multiple jobsite visits in the same day should be expected. Compensation *Base Salary: $65,000–$95,000 annually* Final compensation will depend on relevant residential construction experience and demonstrated ability to independently manage multiple active projects. The position is also eligible for *project-based performance bonuses tied to project profitability and completion performance*. Approved business mileage is reimbursed. Physical Requirements This role requires regular work on active residential construction sites, including: * Walking uneven terrain * Climbing stairs * Entering partially completed structures * Standing and walking for extended periods * Working outdoors in Texas weather * Bending and crouching to inspect construction details * Driving between jobsites Reasonable accommodations will be provided where required by applicable law. What Success Looks Like A successful Residential Construction Superintendent at Austin Tiny Homes can be assigned 5–8 active ADU projects and independently keep each one moving forward. Ownership should have confidence that: * Jobsites are being visited consistently. * Trades know where they need to be. * Jobsites are ready before trades arrive. * Quality problems are caught early. * Inspections are properly prepared for. * Schedule delays are being addressed. * Field problems are being solved. * Preventable rework and cost overruns are minimized. * Punch lists are being closed. * Projects are progressing steadily toward completion.
