*Site Superintendent – Multifamily Site Supervisor. Rehabilitation* *Company:* Atrium Housing – General Contractor Division *Location:* Indianapolis, Indiana *Position Type:* Full-Time (On-Site) *Reports To:* Project Manager / Director of Construction *Position Summary* Atrium Housing is seeking an experienced *Site Superintendent* to provide full-time, on-site leadership for a comprehensive multifamily rehabilitation project in Indianapolis, Indiana. The project includes full interior and exterior renovations, major site improvements, building-system upgrades, and strict ADA accessibility modifications. The successful candidate must have proven experience managing multifamily rehabilitation projects, preferably involving occupied properties, phased construction, resident coordination, Low-Income Housing Tax Credit (LIHTC) requirements, and applicable accessibility standards. *Note:* Direct experience in multifamily rehabilitation or new construction is required. Candidates without directly relevant experience will not be considered. *Primary Responsibilities* * *On-Site Field Leadership:* Provide daily on-site supervision and overall field leadership. Oversee all rehabilitation activities across occupied and vacant units, common areas, building exteriors, amenities, and site infrastructure. * *Subcontractor & Trade Management:* Coordinate and supervise subcontractors, vendors, suppliers, inspectors, and field personnel. Monitor short-term schedules and hold subcontractors accountable for manpower, productivity, quality, and milestone completion. * *Scheduling & Unit Turns:* Develop, maintain, and execute detailed short-interval construction schedules, including unit-turn and phased-renovation timelines. * *Resident & Property Coordination:* Coordinate unit access, resident relocations, utility shutdowns, and construction activities closely with property management and resident-services personnel to minimize disruption. * *Site Safety & Housekeeping:* Enforce strict project safety requirements, company policies, OSHA standards, and site-specific safety procedures. Maintain safe, clean, and secure conditions throughout an occupied community. * *Quality Control & Inspections:* Conduct daily site inspections to verify workmanship, progress, and compliance with drawings, specs, and submittals. Coordinate inspections with local Indianapolis authorities, third-party inspectors, architects, engineers, accessibility consultants, and ownership representatives. * *Problem Solving & Issue Resolution:* Identify field conflicts early and collaborate with the Project Manager, design team, and subcontractors to execute timely solutions. * *Daily Field Documentation:* Maintain detailed daily reports documenting manpower, completed work, deliveries, inspections, delays, weather, safety matters, and site photographs using electronic construction management software. * *Project Closeout:* Manage punch-list execution, unit turnover, final inspections, closeout activities, and warranty corrections within established deadlines. *Scope BreakdownRehabilitation Scope* * Complete interior unit renovations (kitchens, bathrooms, flooring, paint, doors, hardware, fixtures, and finishes). * Mechanical, electrical, and plumbing (MEP) system upgrades. * Roofing, siding, windows, balconies, stairs, and exterior-envelope repairs. * Fire alarm, fire protection, life safety, and security system improvements. * Community buildings, leasing offices, laundry facilities, and resident amenities. * Structural repairs, unforeseen existing-condition remediation, selective demolition, and hazardous material/environmental coordination. *Sitework & Civil Responsibilities* * Demolition and replacement of concrete paving, sidewalks, curbs, and ramps. * Parking lot repairs, resurfacing, striping, and accessible parking spaces. * Underground utilities, storm drainage, sanitary sewer, and domestic water work. * Grading, drainage correction, and erosion control measures. * Landscaping, irrigation, fencing, signage, lighting, and site amenities. * Sequencing sitework to maintain safe resident parking, traffic control, emergency access, and site operations. *ADA & Accessibility Compliance* * Coordinate construction in accordance with applicable accessibility standards (ADA, Section 504, Fair Housing Act, UFAS, ICC A117.1, and local Indiana/Indianapolis requirements). * Verify accessible unit layouts, clearances, reach ranges, mounting heights, maneuvering spaces, thresholds, slopes, and hardware before trade installation. * Confirm compliant accessible routes, curb ramps, parking spaces, sidewalks, entrances, and common areas. * Escalate conflicts between drawings, specifications, field conditions, and accessibility regulations before work proceeds. *QualificationsRequired* * *Experience:* Minimum of 5 years of construction supervision experience with substantial multifamily rehabilitation background. * *Technical Depth:* Demonstrated ability to manage full unit renovations, large-scale civil sitework, and occupied site sequencing. * *Code & Compliance:* Working knowledge of ADA, Fair Housing Act, Section 504, and local building codes. * *Document & Plan Reading:* Ability to read and interpret construction drawings, civil plans, surveys, specs, schedules, and scopes of work. * *Field Software:* Proficiency with email, electronic scheduling tools, daily reporting software, and construction management platforms (e.g., Procore, Buildertrend, MS Project). * *Licensing & Travel:* Valid driver’s license, reliable transportation, and the ability to work full-time on-site in Indianapolis, IN. *Preferred* * Previous superintendent experience on *LIHTC, HUD, tax-credit, or regulated affordable housing* projects. * Direct experience with phased/occupied rehabilitation involving resident relocation and unit-access coordination. * Direct familiarity with Marion County / City of Indianapolis permitting and inspection processes. * *OSHA 30-Hour* Construction certification and First Aid/CPR certification. *Physical Requirements* * Ability to walk active construction areas, climb stairs and ladders, and inspect work across varying weather conditions daily. * Ability to work occasional extended hours or weekends when required by project schedule or emergency site conditions. *Compensation & Benefits* * *Competitive Base Salary:* Commensurate with experience and qualifications. * *Health & Wellness:* Comprehensive health insurance package. * *Time Off:* Paid time off (PTO) and paid company holidays. * *Incentives:* Performance-based project completion bonuses. * *Retirement:* Retirement plan options.
